Working with Michael's Homes was easy and a great experience. Having never built a home before we weren't sure what to expect however we always got responses back from Mallory and the team when we asked anything. They build truly amazing quality homes and have a ton of great standards in place where if you went with a different builder they would be pricey upgrades. It is called a semi custom home but ours is truly awesome and we made almost every selection possible and everything was just so easy to do. The only negative that I have to say is that they aren't keen on communicating by phone as they want to keep a paper trail of everything so that is understandable. However in dire times I was able to contact the team by phone to work out any issues.
Oh no. That is a joke!
-There are construction debris (gravel, brick, shingles, plastic, and metal flashing buried in every flower bed area and the yard around the home because the subs absolutely will not clean up after themselves. They just push it all against the foundation and cover it with some dirt.
I could continue and write a novel about other problems like poor cabinetry and walls that are not even remotely square but I will wrap up with MOLD! Yes our 13 month old home now has water intrusion and mold in the crawl space since the builder does not know how to build on a slope or properly manage foundation drainage. I fully expect it will be a struggle to get them to fix it as they have been uncooperative and unresponsive on other warranty issues in our first year.
They build a pretty solid home in most respects but some of their sub contractors are horrible. They do not manage or set clear expectations for their subs.
Nearly 2 years since we moved in. 12 month inspection????
-Our drywall is horrendous, they should be embarrassed to have it in one of their homes but they continually failed to make the subcontractor fix the issues.
-Every single piece of poured concrete around our home has significant cracks. Garage floors, driveways, sidewalks, and patios are all cracked because they did not prepare and properly compact the base. They will tell you that they do not warranty concrete work though and simply state that all concrete settles and cracks, another excuse and another line of B.S.
He only cares about his money, does not fix anything he promises... money hungry pig do not buy or rent you will regret
There are some things that are dangerous and need fixing but can we get them to come.......No.
13 months in our new home built by Michael's Homes. I wish I could say it was a good experience and I wish I could recommend them but I can't. There are good people that work there but they struggle with both poor internal management and horrible management of their sub contractors.
Don't even think about asking for anything that is not in the standard playbook. If you do they will try and sell you a line about it not being suitable, available or costly even if it is a standard item or construction method for other builders and other areas. They are simply behind the times in a number of ways.
Good people, easy to work with overall. Really happy with our house! House was done about 5 months later than initially quoted, but wasn't a big deal for us since we lived relatively close. I think their estimates have gotten significantly better in the rest of the neighborhood. Would recommend, we truly love our house!
It better be right when you move in because they will scatter like roaches when the lights come on after your closing is complete.
-The grading, landscape, and yard fill was atrocious, There is virtually no top soil in half my yard and grass will not grow despite numerous seeding, aeration, and fertilization attempts.
Our home took longer to build than promised, I expected that but what I did not expect was the nearly 1 year delay in even starting the build. They struggled to get the subdivision developed and finalized before even starting to build homes in it.
-We had numerous window and roof leaks after closing. Some of them took multiple attempts to fix. Many were the result of poor work by either the window instillation subs or the stone mason subs.
2 years to the day, after we moved in they have finally completed the 1 year inspection. Everyone involved was courteous, polite, and tidy, maybe not prompt, but all the work has been done. It just took a lot of cajoling to get the work done.
